We offer equity-based, business purpose loans secured by properties located in California.  Our loans range from $80,000 to $2,000,000.  We offer competitive rates and fees.  


We work with a wide variety of property types:

  • Residential:  single family homes, condos, townhomes, multi-family 2-4 units

  • Commercial: multi-family 5+ units, office & retail condos, office & retail buildings, light industrial

We offer flexible qualifying, sensible underwriting 

  • No minimum FICO score requirements 

  • No "Debt to Income" requirements

  • Prior foreclosure / short sale OK

  • Stated income / stated asset OK

  • Self Employed OK

  • Individuals, Entities, Foreign Nationals, Trusts OK

  • 1st and 2nd deeds OK

  • Staged funding OK

  • We do not require appraisal or property inspections unless required by law

We require the following to provide our pre-approval:

  • Completed, signed, and dated loan application

  • Last 2 years' tax returns for the borrowers and guarantors

  • Signed and dated credit authorization

  • Business entity documents, if any

We review each loan on a case-by-case basis using these 8 factors:

  1. Bankruptcy Status

  2. Criminal History (Crimes of Moral Turpitude)

  3. Pending or Threatened Unpaid Judgments

  4. Federal or State Tax liens

  5. Foreclosure Proceedings (Property Owner)

  6. Your Credit

  7. Your job History

  8. Available Funds

If your loan scenario is an especially good one (e.g., high equity), credit, job history and available funds will not be a factor to determine approval or lending terms.

We are unable to assist with the following loans:

  • Consumer loans (primary residence, second homes, home improvement, college tuitions)

  • Home equity line of credit

  • Business equipment loans

  • Properties outside of California

  • Properties with broken priorities (e.g., possible mechanics liens)

  • Properties pending litigation and without court protection
